Conveyancing

We have over 15 years of experience assisting people to buy or sell their home. Our vision is to facilitate a smooth transaction and let you look forward to one of the biggest changes of your life.
Buying a Home
We will contact the Estate Agent to note interest for you, at no cost, and find out if a closing date has been fixed. We will find out if there are any other potential buyers and report everything back to you. We will submit an offer on your behalf. This will be at no cost to you. If your offer is accepted by the seller, we will check the title deeds and conveyancing reports, including coal report, property enquiry report, any planning and building warrants and other necessary documentation. Once the transaction is complete, we’ll ensure that the title is registered in your name.
Selling a Home
We liaise with your Estate Agents after an offer has been accepted. We seamlessly pick up on the process from the Estate Agents and make sure the purchase price is received. We take care of all banking obligations including making sure any existing mortgage is redeemed and discharged.
Defending a Court Action
If you receive recorded delivery post and have to sign for a letter whose envelope has a “return” address of a Sheriff Court, or if Sheriff Officers attend your home to serve documents, you may find someone has raised a court action against you. Scottish court actions usually have a notice period of 21 days. In other words, you have 3 weeks to decide how to react and, in particular, whether to defend the action. At MJC LAW we can advise you on what type of action may be being raised against you. Our legal team has over 25 years experience defending actions in sheriff courts. We will attend court and defend your case on your behalf.

Personal Injury Claims
No Win No Fee Personal Injury Claims
A ‘No Win, No Fee’ agreement is a way of making a compensation claim with no worries about upfront legal fees. It is risk-free for you as the claimant, as it means you only pay your personal injury lawyers if you win your claim. And if your claim is unsuccessful, you do not have to pay them anything.
If your claim is successful, MJC LAW will take their fee from your compensation award, and if your claim is unsuccessful you will not pay them a penny. There are no hidden charges and no upfront costs for you to worry about. While most cases can be dealt with on a no win no fee basis, there are some limited exceptions. Your solicitor will explain if that is the case at the start of the claim.
If you have been an innocent victim of a violent crime, you may be able to make a compensation claim from the Criminal Injuries Compensation Authority (CICA). The CICA was created to compensate victims who have suffered injury directly as a result of a violent crime.
Criminal Injury Compensation – CICA Claims
The scheme covers injuries of a physical and psychological nature. Before submitting a CICA claim it is important to seek legal advice from a law firm with experience in successfully handling cases of this kind.

Through our strategic relationships with the Citizens Advice Bureau and other organisations we can arrange an adviser to negotiate with your Housing Association, Council or your mortgage lender on your behalf so you don’t need to. We can represent you at Court, so you don’t need to attend. We can support you in maximising your income by claiming the benefits to which you are entitled.
By maximising your income and protecting your home we are contributing to a better Renfrewshire (and beyond).
We can offer a Legal Aid service (terms and conditions apply).
Private landlord tenancies are regulated by a different set of rules. We specialise in Council tenancies and Housing Association tenancies and cannot take on private landlord tenancies.

Raising a Court Action
Sometimes it is necessary to involve the court to settle a dispute. At MJC LAW we believe litigation is not always the best solution for our clients. We can assist you in exploring all options available to you to reach your desired outcome.

Wills & Power of Attorney
At MJC LAW we believe that wills and powers of attorney are for everybody. We can prepare bespoke wills that clearly tell your family and close friends about your wishes. We will provide advice on how make sure everything is left in good order when your will is being read.
We can prepare a bespoke power of attorney that appoints the person, or the people, you trust to make decisions, manage your money and protect your welfare when you decide it is the right time. We can advise you on the different types of attorneys to make sure you pick the right one for you.
